![]() Rating: - Readable, but possibly not quite worth the priceI picked up one or two things from reading this book but I would say it is worth slightly less than I paid for it. It is generally light on substantive information and packed with estate agents' fluff which means it raises far more questions than it answers. This is perhaps to be expected as the author is an estate agent. Moreover, the book serves at least in part as an infommercial for his Romanian real estate business, so it would perhaps not be in his interest to inform the reader so well that they could enter the Romanian property market independently. Most of the word-count in the book is taken up with generic advice that applies to buying a property anywhere, and has little or nothing to do with the particular questions one might have about the legal and technical risks and procedures for buying in Romania specifically, these topics being given the briefest of treatments. That said, the lack of information and the flow of the writing makes it a light read that you can get through in a couple of hours. Along with the general lack of meaning and detail, I noticed at least one important ommission, the book gives the bare minimum of information on the rules and conventions governing how properties can be described for sale (or rental) in Romania... what about the way that square footage is calculated for flats? The answer is not as straightforward as the uninitatied might expect, and it is not in this book! There are also a couple of questionable pieces of advice, the strangest being that one should spend several hundred euros and countless hours doing the various setup steps for buying a Romanian property before even visiting the country, just in case you see something you like on your first visit. Having just visited the country for the first time, I can confidently say that no amount of homework can prepare you for Romania, which is a wonderful and diverse country, and that the best thing to do on your first visit is to A. have a very open mind AND B. leave your chequebook safely at home! I do hope to invest in Romania, it is a lovely place with lovely people, but this book is of very limited help being mostly fluff, it is worth a read and you may be happy if you bought it, but it is slightly overpriced to say the least. One should also note that the above reviewers who have given the book 5 stars seem to have never reviewed anything else and they use a turn of phrase that sounds like something straight out of a sales brochure... I leave you to draw your own conclusions! Rating: - Making Property Investment Easier and SaferWhilst focussing on the specific aspects of investing in Romania this book provides a comprehensive, easy to read and understand guide to the due diligence process required to purchase land or property anywhere in the world. Voted as the best place to invest by Channel 4's `Place in the Sun' means that Romania is a great place to start your overseas property portfolio. I highly recommend this book in that it also covers the buyer beware aspects of investing in property. Rating: - Excellent!! I read this book in two hours. It is nonbiased, easy to read and it covers all important aspects you should consider when investing overseas. I really liked the fact that it talks about all the negative aspects (which we all know exist but many people don't like to talk about). Things like `the bad estate agents', corruption or undeclared money are explained and tips on how to avoid them are given. You get a good overview of the country, the people and most importantly the property market, best locations to invest in, how to buy, how to do your research, your due diligence, how to minimise the risks and so on. It talks about cheap property, renovation property, off plan, land; it really covers everything. This guy really knows his stuff. He also has a company here in London and I called their offices up. I was impressed! They seem very professional and can talk to you about Romania and the property market in depth. Most other companies I talked to who sell property in Romania didn't seem to have the general understanding of the market and couldn't answer my questions satisfactory. These people can tell you anything you want to know about different cities and compare different properties that are on the market. Rating: - An essential read This book really is an essential read if you are thinking about investing in Romania or just weighing up the options. Alex gives a very balanced view of the opportunities (and risks) and covers all aspects of buying in Romania; - Economic evaluation and forecasts - Location and buying options; off plan, renovation, even land - Pros and Cons - Legal - Buying process This book has some really impressive endorsements from independent property experts, there is even a contribution on the legal side from John Howell of the Internation law partnership - if you've ever been to a good property exhibition you'll know he's worth listening to. This really is the most comprehensive and unbiased source of information on Romanian property currently available, ( far better than days of internet research, property exhibitions and viewing trips combined ) and was the only way I could objectively assess the investment options. As well as looking at the positive elements it also looks at the problems and the risks and tells you how to manage the risks. Its really easy to read and provides a very balanced view of the opportunities available. It's also packed with really interesting facts about Romania and even gives some details of the food and wine. A very interesting read.
