![]() Rating: - Forewarned is forearmed!This is an excellent Tax Café guide, which I would advise you read sooner rather than later! The book concentrates on Off Plan purchasing mainly in the UK but also abroad. However many of the basic principles are applicable to many other Buy To Let or Property investments. Written by Alyssa and David Savage of Property Investment Company Hattan and Grand the book outlines the major pitfalls that many investors have fallen foul of when buying off plan during the last few years. In some ways this makes grim reading but serves to highlight just how little some investors understood before exchanging contracts and committing themselves to purchases. Comprehensive information is given about developers discounts and an explanation of the importance of an independent RICS valuation. The reader then learns on a step by step basis everything they need to understand the process and make the best use of their money. There is a very clear section on Buy To Let Mortgages and their essential function in the whole process. Particular emphasis is given to the size of the deposit an Investor may need if the rental valuation is insufficient for the hoped for loan. Clear examples of every point needs some concentration to work through but are worth the effort to gain a real understanding of each topic. The book is an in depth but accessible and comprehensive "how to do it successfully manual". There are practical hints and tips about all aspects of the process including assessing letting potential for those wishing to keep the property. There are very useful formulas for deciding whether a purchase is viable, a clear explanation of the whole buying process, tips on snagging and options following purchase. In addition the final chapter on buying abroad is a good introduction for any Investor considering taking this route. A glossary of terms at the end of the book is an excellent idea as there is a certain amount of technical jargon. As a relative novice having narrowly avoided the pitfalls I found it a great read! In fact surprisingly, given my experiences I went on to purchase some build complete property and am considering off plan purchases abroad. This book really helped me to gain confidence in a complicated area. If they say knowledge is power then yes I felt empowered by this book. I would also go as far as to say knowledge goes a long way towards PROFIT! Further reading would be beneficial especially regarding tax implications as this topic is outside the scope of the book. Mind you look no further than Tax Café's "How to Avoid Property Tax"! Rating: - AMAZINGI HAVE INVESTED INTO OFFPLAN PROPERTY IN THE PAST AND STILL AM AT THIS PRESENT TIME. This book is perfect for a novice or even an experienced investor because it basically shows the reader pros and cons of each section. After each subject the author also gives her opinion and points out what mistake that investor made and what she would have done in their case. Brilliant and well written Rating: - neilythereThis book is full of useful information presented in a way that is very easy to understand. The author goes to great lengths to explain each point, sometimes too much in my opinion. My only real criticism of the book is the price. At £25 I was expecting a large hard backed book but when a rather thin paperback arrived in the post I was somewhat disappointed. Rating: - An invaluable resource for off-plan investorsHaving looked for some time to find some decent information on off-plan property investment, this book is the best out there in my opinion. I found it very easy to read, and the examples and case studies were very helpful in allowing me to fully understand many of the practices involved with this form of investment. The authors' extensive experience is clearly evident, and I would gladly recommend this book to others. Rating: - Straightforward, Easy to Read and UnderstandAfter attending several property investment seminars, and being registered with a variety of property investment companies specialising in off-plan investments, I finally feel that I have found out the answers(and then some!) that I was looking for all along through this book. This is a straightforward, easy to read, no-nonsense approach to investing in property from plan. There was a lot of detail in regards to shortfalls - and even a downloadable (and free!) calculator - which I now use regularly to figure out whether or not deals stack. I also liked the fact that they were not pushing the glories of buying property this way - but took a sensible, more cautious approach in regards to what to look for and to look out for. Although there is a lot of information to get across, it is written in a very effective, concise manner. Most importantly, it covers all the basics - plus provides exceptional detail in regards to what you really need to know when you are looking at investing in off-plan property. Most importantly, I am sure that after reading this book it has saved me thousands (and thousands) of pounds not to mention a lot of unnecessary grey hairs!
