Gladedale Development - 2007/10/10 12:20 Hi

Anyone know much about this Gladedale Development going on near Newport Pagnell as Redhouse Park?

Are these developers good and worthy for going ahead?

The best word I would use would be “substandard” simply because my property is “substandard” and the vast majority of dealings I have had with Bett Homes/Gladedale can only be described as “substandard”.

After 5 years I still don’t have a Completion Certificate due to “substandard” construction. How many people would buy a property that doesn’t have a Completion Certificate – not many! If they were in the slightest bit interested they would drive down the price significantly and maybe get the property for less than the original owner paid for it.

The seller could keep their mouth shut and all problems are transferred to the new owner. But how many solicitors worth their salt would allow such a sale to go ahead – again not many. But unfortunately this is what happens; too many people just keep quiet about it and pass the problems onto someone else. Very nice of them.

The standard of house construction in the UK is at rock bottom and there are many reasons for this from legislation to supervision. The Office of Fair Trading is currently investigating the house building industry. Why? Simply because the situation has gone well beyond bad. Statistics show that at least 25% of new builds fall below acceptable standards. I can certainly concur with this. But what are acceptable standards? Try asking that question and you will get nothing but body-swerving and buck-passing or comments like “they are guidance only”. I know that I can’t get my Completion Certificate because of Bett Homes/Gladedale’s “substandard” construction.

There are companies in the EU building kit houses to standards 3 times higher than that of the UK – as their basic models! How can they do this? It is not difficult. Good materials, good workmanship and good supervision – things you won’t find on a UK house builder’s site.

UK new builds are not Value For Money and they are not built to the highest standards as described in the glossy brochures. Will things ever change? No they won’t because there are far too many lining their pockets at the expense of new home owners.

The kitchen was put together by amateurs and continues to fall apart, mort fittings are cheap and nasty, they did not even bother to earth the bath!

Try and ring customer services, you will always get an answer phone as they want to choose who they talk to, if you call the sales department you will get straight through

Drive lifted twice and re layed
new doors
new windows
CRACKED window ledge outside
Tiles damaged
Plaster board damage
Heating pies leaking
Faulty dwangs under the floor
faulty plumbing through out
Plug sockets hanging off
All carpets lifted and relayed 3 times for them to fix the floorboards which are not level at all
Staircase work done
new slabs
sand stone sills worked on
down pipe was smashed to bits by builder then denied it.
Foreman broke my patio door then said they wont repair it.
House was flooded by bath pipes not being connected properly- plumber came out and fixed it then said that happens sometimes then no one paid for the damage to be fixed and told me to claim of my house insurance.
New kitchen units as they were all delaminating
garage door would not open
cailing work done throughout the house
paint all over the hinges when i moved in
house was FILTHY when they gave me the keys.


Dont buy it once they get your money say bye bye to BETT.

I only live along the road from their head office and have personally hand delivered letters to their office for the attention on their MD because no one was forwarding it on if I emailed or posted the letters in.

Not once have I had an appoligy for the issues caused the most recent letter I got was in responce to a letter i sent claiming for the damage to my carpets after being lifted for the 3rd time due to their faults was " address the damaged carpets with you carpet fitters" if they done their job right in the 1st place the carpets would not have needed to be lifted at all !!!
